Role Overview
As a Groundskeeper, you'll play a vital role in maintaining the curb appeal and safety of our community. You'll be responsible for the upkeep of the property's grounds, ensuring a clean, safe, and welcoming environment. Reporting to the Maintenance Supervisor, you'll collaborate with the maintenance team to support efficient property operations and resident satisfaction.
What You'll Do
- Grounds Maintenance
- Physically walk the property daily to remove litter and debris from areas including pool areas, laundry rooms, mail areas, dumpster areas, recreation areas, grounds adjacent to roads, walkways, parking lots, and drives.
- Clean and maintain pool/spa, filters, office, restrooms, clubhouse, laundry room, exercise room, vacant apartments, drains, outside lights, common areas, and models.
- Pressure wash building exteriors, rake and clean shrub areas, and use leaf blowers to keep sidewalks and walking areas free of debris.
- Perform "trash-out" duties at vacated apartments, removing abandoned furniture, trash, and boxes to dumpsters or storage areas.
- Preventative Maintenance & Safety
- Check and replace exterior lighting regularly.
- If certified, clean and maintain pools as directed.
- Monitor and report unsafe conditions, initiating immediate corrective action.
- Maintain awareness of utility meter cut-offs, apartment/fixture cut-offs, and sewer cleanouts.
- Ensure storage areas remain locked when not in use.
- Maintenance Support
- Assist with apartment maintenance tasks, including installing sinks, screens, weather stripping, appliances, locks, doors, and repairing drywall, toilets, and A/C lines.
- Repair fences, windows, screens, sliding glass doors, and perform painting as needed.
- Pick up supplies, deliver packages/notices, and complete minor service requests.
- Support make-ready duties to prepare apartments for new residents.
- Resident Satisfaction
- Perform all tasks with resident satisfaction in mind, aiming for above-industry scores on move-in, work order, and pre-renewal surveys.
- Distribute resident communications as requested.
What You Bring
- High School diploma or equivalent required.
- Certifications: Certified Pool Operator (CPO) certification preferred; OSHA 10-Hour General Industry certification preferred.
- Strong attention to detail and commitment to safety.
- Ability to perform physically demanding tasks, including lifting up to 150 lbs (occasionally) and 1–75 lbs regularly.
- Familiarity with hand tools, power tools, and user-moved aids (e.g., wheelbarrows, ladders).
- Availability to work weekends and respond to emergencies as needed.
